This sounds like a fungal disease, such as Fusarium patch, which attacks fine lawn grasses. watering the lawn with a solution of Lawn Disease Control from Bayer should help. Feed your lawn in the spring and autumn, to keep the grass strong and healthy, and spike it to improve drainage. Set your mower higher to avoid scalping the grass too short.
